Last week, an investor sent us nine deals at the same time. We had ARVs on all nine, and a decision on each, in under an hour. If you've ever wanted to bring a stack of properties to a lender instead of trickling them in one at a time, here's what that actually looks like from your side.
What most lenders make you do
Submit one at a time. Or worse, "queue up" with their team and find out a week later which deals got attention and which got quietly deprioritized.
We don't run that way. We rebuilt our underwriting around a system that handles multi-deal submissions the same way it handles single deals — each one gets the full workup, no triage, no shortcuts.
What you send us
For each property, the more of this we have, the faster we move:
- The address and a CMA (the one your agent pulled is fine)
- Your purchase price and your stated ARV
- Your rehab budget
- Photos of the current condition if you have them
- Anything else in the file — a recent appraisal, listing data, comps you're working from
Send them all in one email or one at a time. Either way, we process the batch on the same clock.
What you get back
Same day or next morning, you get a one-page brief on each property with:
- Our independent ARV — a range with a midpoint we'll defend
- The maximum loan amount we'll write against it (70% of our ARV)
- A clear answer per deal — yes, sized down, or pass — with the reasoning behind it
- A note showing where our number disagrees with yours, and why
The last one is the part most lenders skip. We do it on every deal because the number on the loan should be calculated off the lender's view of value, not the borrower's. It's the difference between an honest term sheet and a soft one we'd have to walk back later.
Why this works best for repeat borrowers
The investor who sent us last week's nine deals has done several with us before. We already know his track record, his crew, his liquidity, and how he handles the surprises every flipper runs into. That borrower-side judgment doesn't come from a system — it comes from prior deals.
What the system does is the property side: the comp pull, the dollar-per-square-foot analysis, the reconciliation, the LTV math. When we already know the operator, we can move fast on the property work because the operator question is already answered.
What if you're new to us
We'll still take your stack. The first batch will move slower than this one did — we'll want to talk with you, verify the basics, and look at the work you've done before. Plan on a longer first call.
Once you've closed one with us, the next batch moves at last week's pace. The system was built so that the relationship — not the volume — sets the speed.
What we won't do
Rubber-stamp your ARV. We always run our own. When our number lands above yours, we tell you (and lend more). When it lands below, we tell you that too (and lend less, or pass). The disagreement gets written down either way. You'll know exactly where we landed and why.
If you'd rather a lender that quietly trims your loan without ever telling you why, we're the wrong shop.
Bring us a stack
Whether you have one deal or fifteen, the form on Discuss My Deal is the same. Send the whole pipeline. We'll get you a real answer, deal by deal, before the end of the next business day.
