How We Give You a Real Answer on Your Deal in Hours, Not Days

We rebuilt our underwriting around AI this month. Here's what that means for you when you submit a deal — same-day term sheets, more consistent answers, faster declines.

Most hard money lenders take 24 to 48 hours to give you a real answer on a deal. Some take longer, especially if your file has anything unusual in it. That isn't how we run anymore.

We rebuilt our underwriting process this month around an AI system that does most of the structured work the moment a file lands. The deep review that used to take half a day is done by the time the file hits my desk. Here's what changed and what it means for you.

What used to happen

When you submitted a deal to most hard money lenders — including us, until recently — here's what happened on the back end:

Someone pulled your documents from the loan portal. They read the Articles of Organization. The Operating Agreement. Your Personal Asset Statement. The Certificate of Good Standing. The deal photos. The inspection report if you had one. They cross-referenced what you said in your application with what the documents actually showed. They ran independent comps on the property and compared them to your number. They ran a public-records sweep on you and your entity. They reviewed your first-call notes. And then — only then — they wrote up a recommendation.

Done thoroughly, that is three to four hours on every file. Most lenders cut corners — they pick the parts that matter most for their criteria, skim the rest, and move on. We didn't want to cut corners. We wanted to do it more rigorously.

The problem was time.

What we built

We built an internal AI tool, using Anthropic's Claude, that runs every new file through our full seven-risk framework as soon as it lands. It pulls every document from our loan portal, reads each one, runs an independent comp pull on the property, runs a public-records sweep, reads the transcript of your first call with us, and produces a structured pre-underwriting brief.

The brief is what I review. Not the raw documents. The system has already done the structured work.

What used to take three hours now takes ten to fifteen minutes.

What this means for you when you submit a deal

Four things change for the borrower.

Same-day term sheets become normal

The structured part of the analysis is done before I even open the file. By the time I'm reviewing your deal, I have a brief that already covers the seven risks, comp reconciliation, and stress test. When you ask for a term sheet, I can usually get one to you the same day — sometimes within hours.

The answers are more consistent

Every file gets run against the same framework. There's no “this loan officer was tired today” or “this one looked simple so we didn't check public records.” Every deal gets the same depth.

Better questions back to you

The system flags what's missing or unclear before I do. If your Operating Agreement is dated wrong or your PAS is older than 90 days, you hear about it on day one — not on day four when we're trying to close.

We say no faster, too

And we tell you why. If your deal doesn't pencil, you find out the same day. You can take the file to another lender or rework the numbers without waiting a week to get a decline.

You don't need everything to get an answer

One of the biggest unlocks of the new system: we can run a real analysis on a partial file. If you're considering a deal but haven't pulled everything together yet — no inspection, no contract signed, no PAS submitted — bring us what you have and we'll run a Pre-Application analysis on it.

We'll come back the same day with a conditional approval based on the deal numbers and what we know about you, subject to reviewing the rest of the documents once you've assembled them. That means you can know whether HCF would do the deal before you commit to the contract, before you order the inspection, before you assemble the full lender package.

The conditional answer comes from the same comp pull, the same stress test, and the same seven-risk framework as the full analysis. If something material is missing, the brief flags it specifically so you know what to bring next. If the numbers don't pencil regardless of what's missing, you find out fast and you don't waste your time chasing documents.

Most lenders won't look at a deal until you've done all the work. We don't need everything to give you an answer.

The call matters

We use call transcripts as part of the analysis. Most of what shows up in your file — the entity, the assets, the deal numbers — comes from documents. The call adds something documents can't: how you talk about your prior deals, where you hedge, what you volunteer about your team. That's qualitative signal that factors into the underwriting.

Don't read this as adversarial. The call is mostly a positive signal. Borrowers who walk through their prior flips with specifics, who volunteer what went wrong on a prior deal, who ask the right questions about extension fees and draw schedules — those signals support the loan getting approved, not declined.

What we still do by hand

The system handles the structured analysis. It does not make the lending decision.

The judgment calls — whether we're willing to take a specific risk on a specific deal in a specific market — are still mine. The relationship — how I'm going to work with you through the rehab, what I'll flex on, what I won't — is still mine. The system arms the human. It doesn't replace him.

What's changed is the quality of the information I have when I make the call. I'm not making decisions on a partial read of your file anymore. I'm making them on a structured brief that's already pulled the comps, run the public records, mapped the seven risks, and stress-tested the deal at a 10% market haircut.
