How We Fund Draws: A 60-Second Video and 24 Hours

No third-party inspector, no scheduling window, no week of waiting. Film a one-take walkthrough of the finished work, submit it in Lendr, and approved draws fund within 24 hours for a flat $100.

Ask any operator about the worst part of a renovation loan and you will hear the same word: draws. The work is done, the money is yours by contract, and yet somewhere between "the drywall is up" and "the funds are released" sits a third-party inspector, a scheduling window, a drive-out fee, and a week of your GC calling about a check.

We rebuilt that entire step. Here is how a draw works on a Harvey Capital Funding loan, start to finish.

Step One: Film a Walkthrough

When you finish a stage of work, you pull out your phone. Start outside, at the front of the house, and show the house number so we can confirm the property. Then walk through in one continuous take and narrate what you are showing: new roof, kitchen framed, HVAC installed. Call out every line item you are requesting funds for. Sixty to one hundred twenty seconds covers most draws.

One take, no editing, no cuts. That is not a style preference. Continuity is what proves the footage is this house, today, in its current state.

Step Two: Submit in Lendr

Upload the video with your draw request in Lendr, the same portal your loan already lives in. Attach receipts for the work being drawn, and close-up photos if you have them. Sign the draw certification confirming the footage is real and current. Submit.

That is the entire process on your end. No inspection appointment, no waiting for a stranger's calendar to open up.

Step Three: We Review Within 24 Hours

On our side, AI screens the footage first: it confirms the property, checks that the walkthrough is continuous, matches what is on camera against your line items, and compares the footage to your prior draws to confirm new progress. Then a human looks at the result and makes the call. This is the same pattern we use everywhere at HCF: machines do the reading, people do the judging.

Approved draws fund within 24 hours. The fee is $100, flat, and it is on your term sheet before you ever sign, like every other cost on the loan.

Why the Certification Matters to You

Every draw request includes a certification that the footage is real, current, and filmed at your property. Reused footage, edited video, or anything artificially generated is a default under the loan documents.

Read that as protection, not friction, because that is what it is. You are borrowing from a lender whose draw pool is not leaking money to fake requests, whose loss history stays clean, and whose pricing therefore does not have to carry the cost of other people's fraud. Honest operators are never the ones a verification system slows down. The video takes a minute to film. You were already standing in the house.

Why We Built It This Way

A stalled draw stalls the job. That is the whole analysis.

When a draw sits for ten days, your GC does not get paid, and a GC who is not getting paid finds another job site. Your schedule slips, your carrying costs run, and the interest clock burns a month you never planned for. The draw process is where a renovation loan either works with you or quietly works against you, and it is the step most operators never think to ask about before they sign.

The first draw through this system funded last week: a Chesterfield County operator finished a stage of his rehab, filmed the walkthrough, and released part of his holdback with exactly the flow described above.

The Question to Ask Any Lender

Before you sign a renovation loan, ask three questions about draws: Who inspects, and how fast can they get there? What does each draw cost? How many days from request to funds?

If the answers involve a third-party inspection company, a fee that floats, and "usually about a week or two," price that into the deal, because your project will pay for it in carrying costs even if the fee line never shows it.
